Information we collect

When you submit a form on this site (for example a home value request, an expired listing consultation, a buyer inquiry, a guide download, an agent referral, or a contact message), we collect the information you enter, such as your name, phone number, email address, property address, timeline, and message. We also collect basic technical information such as pages visited, browser type, and referring website through cookies and analytics tools.

How we use your information

Text messaging (SMS)

You can opt in to text messages only through the chat widget on this website (the “Have a question?” button). The widget has two separate, optional text message checkboxes. Neither is pre-checked, and you can send a question without checking either one. Our other website forms do not sign you up for text messages.

Informational texts. If you check the first box, you authorize Joshua 24:15, Inc. (Ray Fernández-Silva, MR88DAYS) to text you at the number you provide, possibly using automated means, with replies to your question, appointment scheduling and reminders, and updates about your real estate transaction.

Promotional texts. If you check the second box, you also authorize promotional text messages, such as real estate offers and property and market updates. We send promotional texts only to people who checked this separate box.

For all text messages: message frequency varies. Message and data rates may apply. Reply STOP at any time to opt out, or HELP for help. Consent to receive text messages is not a condition of any purchase or service.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are excluded from all information sharing described in this policy and will not be shared with any third parties.

We share information only as needed to serve you: with our brokerage, Coldwell Banker Envision Global Luxury; with service providers who help us operate this website, our customer relationship management system, and our messaging tools, who may use it only to provide those services to us; with lenders, escrow, title, or other professionals only when you ask us to connect you; and when required by law. None of this sharing includes your mobile phone number or text messaging consent for marketing purposes.
